About Commercial Roofing Kenosha
A commercial roofing contractor for Kenosha, Racine and Lake County buildings.
Who We Are
One photograph, one date and one number on a roof plan: that is the unit of work we sell. Commercial Roofing Kenosha is a commercial roofing contractor serving Kenosha, WI, and the counties and villages around it. We inspect, repair, restore, recover and replace low-slope and metal roofs, and every job leaves a file a stranger could open a year later and understand. The company exists to make roof decisions easier to document, defend and fund.
The same file works for a facility director in a hospital, a property manager with twenty suites and a general contractor closing out a punch list. Each reads it for a different reason, and each finds the answer in the part that matters to them.
Our Services
The Work We Do
The work follows the full life of a commercial roof. We run hands-on inspections, with drone imaging and infrared moisture surveys where a roof is large or its history points to trapped water. We make repairs, respond to leaks and emergencies at any hour, and install recovers and replacements.
The systems include TPO, PVC, EPDM, KEE, modified bitumen, built-up roofing, standing seam and retrofit metal, spray foam, and silicone and acrylic coatings. We also run preventive maintenance programs, prepare documentation for insurance claims and work on occupied buildings, planning around tenants, operations and schedules. Emergency response runs around the clock, holidays included.
Scheduled work follows the building's calendar. Schools are done in summer, retail avoids the holiday weeks and hospitals are phased by wing. A multi-building owner gets one report with a rating per roof, sorted by urgency, so the capital request can name the worst roof first.
How a Visit Runs
Every visit follows a fixed route so the results are comparable from one year to the next. The walk begins at the roof hatch and the perimeter, and then the field is covered in parallel lanes. At each finding we take a wide photograph for location and a close one for detail, measure where size matters, and give it a number on the plan. Drains are flushed. Seams are probed. Flashings are tested at walls, curbs and penetrations.
Where water is suspected, we cut a core and record the layers. The core is photographed beside a ruler, patched the same day, and marked on the plan. A single wet reading beside a dry control reading shows more than a paragraph of opinion, and the owner can check it.
Each visit repeats the photograph positions marked on the plan, which lets a reader flip between years and see whether a seam or a stain has moved. Drone images supplement the walk on large roofs and in areas that are unsafe to step on, and both sets go into the same file.
What the File Contains
The deliverable is a bound set in print and electronic form: the marked roof plan, the numbered photographs, a condition rating for each section, a prioritized list of findings and cost ranges for repair, recover and replacement. Findings fall into three groups, stop-water, deterioration and cosmetic, and each group maps to a different budget line.
We state remaining service life as a range with the reasoning behind it. We also give the option of waiting, with a date to recheck. Waiting is written down as a choice with a date, so nobody mistakes it for an oversight. The file serves a condition report, a capital plan or a lender request without being rewritten.
The Kenosha Market
Kenosha is a city of heavy winters, with about 36.2 inches of snow a year, a record low of minus 31 in January 1985, a record high of 105 in July 2012 and about eight miles of Lake Michigan shoreline in the county. Seams and flashings move across that range, so each spring brings findings to log. Tornadoes touched down in Somers and on the city's north side on January 7, 2008, and wind-edge condition belongs in the record for that reason.
The building stock is varied. Pleasant Prairie has LakeView Corporate Park, which spreads over roughly 2,000 acres. Kenosha holds distribution warehouses, two hospitals and the downtown and HarborPark district. Racine is home to manufacturers such as Case IH, Dremel and Modine. Across the state line, Lake County, Illinois, adds retail, medical and Naval Station Great Lakes.
The Kenosha Area Business Alliance's 2017 list put Amazon and Uline at the top of the county's largest private employers, and Kenosha is the headquarters of Snap-on and Jockey International. Each employer's buildings carry their own set of drains, curbs and dock details, and each set goes into the file.
Buildings and Owners We Serve
Our clients are building owners, property managers, facility directors, asset managers and general contractors who need a roof decision they can defend. The buildings include warehouses, manufacturing plants, hospitals, schools, retail centers, hotels, apartments, churches, public buildings and military facilities.
Each building type has its own checklist. A distribution roof gets dock details and drains. A clinic gets infection control and access planning. A retail center gets tenant lines on the roof plan. The property manager and the school district read the same file in different ways, and it is written to be read both ways.
Owners ask for the same three things: what is wrong, what it costs to fix and what it costs to wait. The file answers each in a separate section, so a reader can go straight to the one they need.
How We Price and Decide
Every recommendation carries a price range and the evidence behind it. A repair is recommended when the layers underneath are dry and the failure is local. A recover is offered when cores show a sound, dry base. Replacement is recommended when moisture or deck damage spreads across a section, and the report shows the cores that say so. Price moves with roof area, the number of layers to remove, insulation depth, access, penetrations and the working hours the building permits.
Where a manufacturer's warranty applies, we read its terms and tell the owner what they require. On military installations and federal sites, access, escorts and the Unified Facilities Criteria for roofing shape the schedule, and the owner sets the rules. The plan follows them in writing.
